Serving the Puget Sound

An investor's eye on every sale.

I sell the homes that didn't sell the first time, and I help investors and first-time buyers in the Puget Sound buy properties that pay for themselves.

The name

Narrows Key

I live minutes from the Tacoma Narrows Bridge. The first bridge opened in July 1940 and collapsed in a November windstorm four months later. It was built light and narrow, and the Narrows found the flaw. The spans standing today, from 1950 and 2007, were engineered to hold.

"The Narrows found the flaw."

The bridge is what a good agent does: it connects two sides that couldn't reach each other otherwise. But connection alone isn't enough. The structure under a deal has to hold.

My first career was engineering and construction, building manufacturing plants and aircraft facilities. Steady hands, strong structure, no surprises. And the Key? That's the one you get at closing.

About

Investor. Operator. Builder.

I started with a house hack: a $623,000 triplex in Pierce County. Today my own housing expense is $0, covered entirely by the property I live in.

I own and operate Cascade Coliving: 56 rooms, 30 owned and 26 managed for other owners, across Pierce and King County. We run rent-by-room coliving alongside conventional long- and mid-term rentals.

Before real estate, I built automotive manufacturing plants with PwC and aircraft repair facilities for United Airlines, on projects around the world. I studied supply chain management at the University of Kansas. I'm from Deerfield, Illinois, and I live in University Place, Washington.

I underwrite every property the way an investor does: the numbers, the condition, the exit, and whether it's a good place to live.

For sellers

Expired. Cancelled. Odd layout. Big house. Fixer. Income-only.

A home that sat on the market usually wasn't a bad home. It was marketed to the wrong buyer at the wrong price. I reposition it: new numbers, a new story, and a new audience of buyers who see what the property can actually do.

Priced from real underwriting

I price with investor math, not wishful comps. You get a number grounded in what the property can actually earn and sell for.

Marketed to the buyer who will actually pay

Investors, house hackers, and coliving operators. I have a direct network of room-rental operators and investors I pitch personally.

Floor plans on every listing

Buyers see how to use the house, not just how it looks. That matters most for odd layouts and big homes.

Honest prep advice

I'll tell you what's worth fixing before listing. And just as clearly, what isn't.

A project manager's closing

A clear plan with risks caught early. Everything stays on schedule through closing.

For buyers

Buy a property that pays you back.

First-time buyers / house hackers

Offset or erase your housing cost by renting units or rooms. I did it myself; that's the math I run every month.

Investors

Multifamily, small-plex, coliving conversions, creative financing. Underwriting before emotion.

Coliving operators

Rent-by-room acquisitions and conversions across the Puget Sound. Out-of-state investors welcome; I work with a nationwide network of agents who understand rent-by-room.

Separate business

Cascade Coliving

Separately from my work as an agent, I own and operate Cascade Coliving, a rent-by-room coliving operator and property-services company in the Puget Sound. We run our own houses and co-host PadSplit properties for other owners: room marketing, resident screening, maintenance coordination, and turnkey setup of new coliving homes. If you own a property that could work as a coliving house, or you'd rather own the asset than run it, that's the conversation to have there.
